The setting out and filling in of the Schedule of Services will depend on the selected
RIBA Professional Services Contract 2018 with the Standard forms being the more
comprehensive given their suitability for use on larger, more complex projects.
The Standard Schedules of Services
The Schedules of Services for the Standard variants of the RIBA Standard
Professional Services Contracts 2018 are more comprehensive than the other forms
and are set out in three parts:
• Role Specifications: the Architect/Consultant should specify the
architectural services roles to be performed, including any to be performed by
Subconsultants employed directly by the Architect/Consultant by ticking [√] the
appropriate box(es) and stating the Work Stages that apply. In addition, any other
roles to be carried out should be added under Specialist Roles.
• Services – a comprehensive set of services for the architectural roles is set out
in the Schedule of Services. These include services, those relating to specific
RIBA Plan of Work Stages and should be completed as appropriate.
• If the Architect/Consultant is to carry out town planning activities then these
should also be ticked [√] in the appropriate section. If planning activities are to
be undertaken at the end of Stage 2 then the box in Stage 3 should be ticked.
• Other Services – these are services that the Architect/Consultant could
undertake on behalf of the Client for the Project. If these services are to be
undertaken for the Project, they will either be included in the Basic Fee, or
charged on a time-based or lump sum basis. Tick the appropriate boxes, define
the service and tick the box to confirm the basis on which the fee will be charged.
• Additional services – the list of services within this section, whilst specifically
excluded from the Contract, may be commissioned as part of the Services if
both parties agree and they have been allowed for within the fee. Should any of
these services, or indeed any others not in the list, then these should be written
in under ‘Specialist Services’. For completeness, if the services to be undertaken
are listed as excluded in the additional services list, then that service should be
crossed through.
The Concise and Domestic Schedules of Services
In contrast to the Standard variants, completing the Concise and Domestic forms is
more straightforward as it is just a matter of ticking [√] the relevant boxes in each
RIBA Stage and adding any other services within that stage as necessary.
If the Architect/Consultant is to carry out any other roles, such as structural
engineering, these services should be included within the relevant RIBA Stage or
in ‘Other Services’. If they are to be included in the latter, then the services to be
performed may be linked to a separate and discrete Schedule of Services, which can
be added as an appendix.
As with the Standard, there is a list of services specifically excluded from the
Contract. Should any of these services, or indeed any others not in the list,
then these should be written in under ‘Other Services’ and if the services to be
undertaken are listed as excluded in the list, then that service should be crossed
through.
In the Domestic PSC, if the Architect/Consultant is to take on the Principal Designer
role, tick the Principal Designer box and indicate the stages that these services will
apply to.
The Principal Designer Schedules of Services
This Schedule of Services is not set out in RIBA Plan of Work 2013 Stages as it
