• Other Services – these are services that the Architect/Consultant could
undertake on behalf of the Client for the Project. If these services are to be
undertaken for the Project, they will either be included in the Basic Fee, or
charged on a time-based or lump sum basis.
• Additional services – these are services that are specifically excluded from
the Contract unless included under Specialist or Other Services. However, the
services listed, and indeed any others, could be instructed as additional services
if the need arises during the commission but would be subject to additional fees.
The Standard Schedule of Services is designed for use where the Architect/
Consultant is to be appointed to carry out architectural services only, although
additional roles could be added. The role of Principal Designer under the CDM
Regulations 2015 is specifically excluded, although the Schedule of Services are
deemed to cover the Designer’s duties under Regulation 9 of the Act.
The Services are set out into the architectural roles as defined in the RIBA Plan of
Work 2013, namely:
• Architect/Consultant responsible for carrying out the architectural design
• Lead Designer responsible for managing the design, including the coordination
of the design and the integration of any specialist sub-contractors’ design
• Project Lead responsible for managing the project and ensuring that the project
is delivered in accordance with the programme
• Contract Administrator responsible for the administration of the Building Contract
These services are for a traditional form of procurement covering Stages 0 to 7
although any detailed involvement at Stage 0 and 7 should be subject to a separate
agreement. This places town planning activities at Stages 2 and/or 3 and tendering
at the end of Stage 4.
The Concise Schedule of Services
The Schedule of Services within the RIBA Concise Professional Services Contract
2018 is less complex than the Standard to reflect their use on smaller, non-complex
commercial projects. It is designed for an appointment to carry out architectural
services only, although there is an option to include additional roles if required. The
role of Principal Designer under the CDM Regulations 2015 is specifically excluded,
although the Architect/Consultant has to comply with the Designer’s duties under
Regulation 9 of the Act.
The tasks are set out on a stage by stage basis for a traditional form of procurement
covering Stages 0 to 7, although any detailed involvement at Stage 0 and 7 should
be subject to a separate agreement. This places town planning activities at Stages 2
and/or 3 and tendering at the end of Stage 4.
A list of services that are excluded. If any of these, or indeed any additional service,
are to be included they should be identified as Other Services in the appropriate
place.
The Domestic Schedule of Services
The Schedule of Services within the RIBA Domestic Professional Services Contract
2018 follows the same principles as the Concise but for use on domestic projects.
As with the Concise, it is designed for an appointment to carry out architectural
services only with the option to include additional roles if required.
The tasks are also set out on a stage by stage basis for a traditional form of
procurement which places town planning activities at Stages 2 and/or 3 and
tendering at the end of Stage 4.
However, unlike the Standard and the Concise forms, the Domestic includes
separate, optional, services for the Architect/Consultant to act as Principal Designer
