The timing of planning and tender activities within the RIBA Plan of Work Stages
can vary depending on the procurement route selected for the project. All of the
Schedules of Services are based on a traditional form of building contract with the
activities for town planning set out at the appropriate RIBA Plan of Work Stage.
In addition to the services to be undertaken during the RIBA Plan of Work Stages,
there is the option for the Architect/Consultant to provide additional services,
described as ‘Other Services’. These include a list of services which are specifically
excluded unless they are identified as ‘Other Services’ or services which are
currently excluded but could be instructed as additional services at a later date
should the need arise, albeit subject to additional fees.
For the Architect/Consultant, the Schedules of Services within the RIBA Professional
Services Contracts 2018 are deemed to include the Designer’s responsibilities as
set out in the Construction (Design and Management) Regulations 2015. However,
except for the Domestic form, the role of Principal Designer under the Act is
specifically excluded, which reflects the different legal status of the role of Principal
Designer. The Schedule of Services for the appointment of a Principal Designer are
fully covered in the RIBA Principal Designer Professional Services Contract 2018 as
a separate and distinct appointment and set of services.
Similarly, unless the Architect/Consultant is giving preliminary advice on party walls,
the appointment of a Party Wall Surveyor should also be a separate appointment. In
such a case the appointment is a personal one, i.e. not the practice. Indeed, once
a Party Wall Surveyor has been appointed that appointment cannot be rescinded
unless the surveyor in question declares himself incapable of acting or dies.
By completing the Schedule of Services, the Architect/Consultant is authorised
to perform, and be responsible for, the performance of the Services selected. Any
necessary amendments to the level of service, including any additional services
required, should be made. The services being undertaken should be selected
individually and ticked [√] where an option applies.
However, if appointed under a RIBA Standard Professional Services Contract 2018
and it is decided that the Architect/Consultant is to be novated at any point during
the Contract, the Schedule of Services should be modified post-novation by striking
out, amending or redrafting to accord with the new services required following that
novation.
The Standard Architectural Schedule of Services
The Schedule of Services within the suite of RIBA Standard Professional Services
Contracts 2018 are far more comprehensive and flexible than the other versions
to reflect their use on larger projects with greater complexity and the use of
multidisciplinary Design Teams.
The Schedules of Services are set out in four parts:
• Role specifications – which state what role(s) the Architect/Consultant is to
perform, which should include any to be performed by Sub-consultants directly
employed by the Architect/Consultant, and in which stages the role will be
performed. Add any other specific roles that are not included in the standard list
can be added as necessary.
• The services – this is a comprehensive list of services for each of the roles
as set out in the Schedule of Services tables. These include those relating to
specific RIBA Plan of Work Stages and Town Planning services. Any additional
roles not already part of the schedules can be added under Specialist Services
and any specific Schedules of Services should be added as a numbered
appendix.
