From the limited worked example of the Project Programme illustrated in Figure 8.1,
the following points can be gleaned:
• A total of three months each have been allocated for Stage 0 and Stage 1.
• A total of six months each have been allocated for Stages 2 and 3.
•The tender is issued to the contractor concurrently with the planning
application approval period.
•The design team will be novated to the contractor, with the Stage 4 design
work of the design team and the contractor’s specialist subcontractors, as
defined in the Building Contract, undertaken in parallel over an 18-month period.
• Construction, Stage 5, will take 30 months.
•Stage 6 is shown as one year with limited Stage 7 activities being undertaken
during the same timetable.
Note:
(a)By issuing the tender to the contractor at the same time as the planning
application is being considered, the project can be progressed with minimal
risk to the client. Any planning issues, including agreement of any planning
conditions, can be dealt with prior to the award of the Building Contract.
(b)Firm, specific dates can easily be added to the programme once they have
been determined in order to bring contractual clarity.
