From the worked examples of a Contractual Tree in Figures 6.5 and 6.6, the
following points can be gleaned:
•Sam Wilson and Big City PM are the only appointed parties at the point the
Contractual Tree was prepared.
•The cost consultant, architect and Big City PM will be appointed directly by
the client.
•The structural engineering and building services engineer are to be appointed
as subconsultants to the architectural practice during Stages 1 to 3.
• The building services engineer will not be novated to the contractor.
•The contractual complexities related to the design and build procurement
route are clearly illustrated and the contractual transition from Stage 3 to
Stage 4 is clear.
• The complexities of any additional roles are omitted for clarity.
