BSRIA is a research and consultancy organisation producing best practice guidance
in relation to construction with particular focus on building services engineering.
Design Framework for Building Services (3rd edition) – BG 6
This framework has been compiled to identify all of the tasks necessary to develop
the building services of a project, allowing each task to be allocated to a specific
party. These parties would typically be the building services engineer or the
specialist building services subcontractors. In its generic form, the template is
blank and has to be completed for inclusion in professional services contracts
and the Building Contract. The lead designer must be mindful of any agreements
that are made as they may impact on, or conflict with, coordination or integration
duties that are included in their professional services contract. The framework
also includes drawn examples of the level of detail to which the design should be
taken at each project stage, meaning that, from a building services perspective,
clarity can be achieved on this subject. BG 6 is currently under review to reflect
changes to the stages.
Soft Landings
In the Guide to Using the RIBA Plan of Work 2013, Chapter 7 considered the
changing nature of project handover and the importance of considering BSRIA’s
Soft Landings initiative. In addition to considering the duties of the team during
handover and the first three years of occupation, this initiative considers the tasks
required during the early stages to facilitate a successful handover. In many respects,
Soft Landings is a WHAT subject since it considers the Schedules of Services
required to deliver the handover (or soft landings) aims. However, as it sets out
and considers the working methods required to achieve the soft landings goals,
it is also an important HOW document.
The Handover Strategy, as set out in the RIBA Plan of Work 2013, should be used
to capture Soft Landings tasks.
